2. The eight cost lines, one by one

The house itself

Relocatable houses on the open market range from around $30,000 for a tired do-up to $200,000+ for a large villa in good condition. Condition is everything, which is why every house in a Recycled Homes package comes with an independent third-party building inspection before you commit. A cheap house with rotten framing is the most expensive house you can buy.

Removal from the current site

Disconnecting services, cutting the house free, dealing with decks, chimneys and verandas, and clearing access. Sometimes included in the purchase price, sometimes not. Complexity of the removal site can add thousands.[2]

Transport

The famous line. $35,000 to $55,000 plus GST single-piece within roughly 100km; $55,000 to $85,000 plus GST for a two-piece shift. Longer distances, ferry crossings, roofline lowering and difficult access all add to it.[1]

Foundations

New engineered foundations designed for your specific site: commonly $30,000 to $80,000+ depending on ground conditions, slope and the size of the house. Soft ground, fill, or a sloping site push this up. A geotech report tells you before you commit.

Services

Water, wastewater, stormwater, power, and data from the connection point to the house. On urban sections with services at the boundary this can be modest. On rural sites needing a septic system, water tanks and long power runs, allow $20,000 to $60,000+.

Consent and compliance

Building consent for foundations, drainage and alterations, plus inspections and the Code Compliance Certificate. Council fees and professional drawings typically run $10,000 to $25,000 across the project. Good news: under Section 112 of the Building Act 2004, the existing house does not need upgrading to every current Code requirement.[3]

Renovation

The difference between a house on piles and a home someone wants to live in. Insulation, double glazing, heat pump, kitchen, bathroom, paint inside and out, flooring, lighting. Scope varies enormously: $50,000 for tidy-up to $200,000+ for full transformation. This is also where the value is created: a well-renovated relocated home values like a renovated home, not like a project.

Finishing

Decks, steps, handrails, paths, basic landscaping, letterbox, clothesline. The unglamorous last 5 percent that every budget forgets and every CCC inspection needs. Allow $10,000 to $30,000.
